The Royal Oak roofline

Permanent lighting on a Royal Oak bungalow: what we are working with.

Most of the houses between Woodward and the I-75 side went up in the 1920s through the 1940s, and the front of a typical one is mostly gable. A gable-front cottage shows the street two long rake lines climbing to a single peak, with short eave returns at the corners; an English Revival often adds a second front gable near its arched entry. On lots this uniform in width, peak count is what separates one Royal Oak quote from the next within the band, and LightCast counts peaks before it prices anything. The garage is usually its own building at the back of the lot, at the end of a ribbon drive, so it sits outside the front run and outside your photo.

Materials are where a 1920s house asks for care. Eaves, gable peaks and window surrounds on these houses are painted wood, the Revivals add stucco panels, and the brick below runs to limestone sills. We color the channel to the painted fascia and pick fasteners suited to old painted wood. The houses stand close together, so the side eaves are not in the typical street-face footage; any you want lit are added as extra feet and confirmed at the on-site check before anything is ordered. North of 13 Mile the 1950s brick ranches have the simplest rooflines here, mostly one level eave, while the teardown-era infill and the newer Normandy Oaks subdivision bring newer two-story rooflines into the grid.

Why permanent, in Royal Oak

Why Royal Oak homeowners go permanent.

Commercial RGBW LEDs in a low-profile aluminum channel on the fascia, never through a shingle. Phone control, schedules, zones, rated for Michigan winters, with a warranty on the track and the diodes.

Nothing through old shingles

Bungalow pitches are steep, and plenty of the shingles on them are old. The channel is fixed to the wood fascia or tucked just beneath the drip edge using hardware picked for that wood, so no shingle ever takes a fastener and the roof itself stays out of the attachment.

Clear of the leaf-filled gutters

The street oaks drop leaves in waves from autumn into early winter, and we are clearing Oakland County gutters through all of it. A channel on the fascia is not clipped to the gutter, so those clean-outs leave the lighting exactly where it was.

Lit for Cruise week as well

The Dream Cruise fills the Woodward-side front yards every August. Permanent RGBW works any night of the year, so a car-show color scheme on the roofline is a setting on your phone, and warm white comes back the next evening.

Permanent track is an autumn install in Royal Oak. The calendar books first come, first served, and whoever calls earliest in the autumn window picks the date.

Option two

Seasonal Christmas lights in Royal Oak: the lease option.

A Vinsetta-block facade whose original trim should not carry a mount is a case for the lease. The C9 lights stay ours: we plan the look, cut runs to your gables, hang them in November on clips that spare shingles and gutters, fix outages all season and store it all after January.

$18–32 per foot with a $595 minimum, which on a typical 60–180 ft Royal Oak roofline is $1,100–$5,800 a year. At these prices a permanent channel costs about what one season of leasing costs, and from the second December on it is paid for. If you want the December-only look, or you may move within a year, the lease is the right call and we will say so.

The seasonal service is described in full on the Christmas light installation page at macombpowerwashing.com.

Royal Oak questions

Things Royal Oak homeowners ask first.

How much is a permanent roofline on a Royal Oak home?

Priced at $22–34 per lit foot and paid once, a ranch at 60–80 ft lands near $1,300–$2,700. A smaller two-story at 100–150 ft comes in near $2,200–$5,100, and a two-story colonial at 120–180 ft near $2,600–$6,100. A second front gable moves a house toward the top of its band, which is why LightCast counts the peaks in your photo.

Our garage is detached at the back of the lot. What do I use for scale?

Tap the front door, or a front window, and LightCast treats it as three feet across. If you also want the garage priced, photograph it on its own, tap its door (a single door is nine feet, a double sixteen) and mention both numbers in your request. The garage run is confirmed at the on-site check along with the rest of the number, before anything is ordered.

Does the channel fasten through our old shingles?

No. Its fasteners go into the fascia board, or the channel sits just under the drip edge, so none of them enters your shingles and the roof itself plays no part in holding it up. On a steep 1920s pitch with tired shingles, that keeps the lighting and the roofing as two separate things.

The oaks bury our gutters every fall. Does that affect the lights?

Not the permanent ones. The channel is fastened to the fascia rather than clipped into the gutter, so leaves collect below it and a gutter cleaning works around it.

Is permanent lighting right for original 1920s trim?

Usually, since the channel is low-profile, colored to the fascia and fastened with hardware chosen for the wood. Where the trim is original detail worth keeping untouched, a seasonal C9 lease is the better answer and we will tell you so at the visit. If your street has design rules, ask the city before you book.
