Permanent lighting on an Orion Township pine-country two-story: what we are working with.
Much of the township's housing sits in the wooded subdivisions laid out from the 1970s into the 1990s: Keatington, Lake Orion Heights, Eames and the streets around them. These are vinyl and brick two-stories with cedar trim, under oak and white pine that carry on from Bald Mountain and Orion Oaks right over the back yards. White pine drops needles nearly year-round, and they pack into gutter troughs and roof valleys where they soak and leave brown tea-colored streaks down the fascia. A string clipped to a gutter lip lives in the middle of that. Our channel fastens to the fascia or tucks under the drip edge, outside the trough, so the gutters can be cleared as often as the pines demand without anyone unclipping a light.
The lakefronts are the tighter job. Around Lake Orion and the smaller lakes nearby, the old cottage lots have mostly been rebuilt into year-round houses that fill nearly the whole parcel, finished in stone, fiber cement, cedar and vinyl on the same wall. Ladder spots are few, and the crew takes whatever the road side or the water side offers, which is exactly why doing it once beats doing it every winter. North from Gingellville along Baldwin Road, the newer subdivisions are simpler: cleaner rooflines with fewer breaks in the eave, and roofs young enough that their owners want them left exactly as laid, which the channel does anyway since nothing goes through a shingle. There the whole front can run as a single zone.
Why Orion Township homeowners go permanent.
Commercial RGBW LEDs in a low-profile aluminum channel on the fascia, never through a shingle. Phone control, schedules, zones, rated for Michigan winters, with a warranty on the track and the diodes.
Clear of the needle-packed gutter
Under white pine the gutters want clearing more than once a year. With the channel on the fascia, gutter work carries on around it, and no light is pulled off, lost or buried under a wet mat of needles.
One ladder day on a narrow lake lot
When the house covers most of the lot, each ladder position takes planning. Permanent track means the planning happens in one autumn visit, and the lake lot never hosts a hang or a takedown again.
Dragons colors on a game night
Warm white most evenings, then school colors for a home game or a graduation party weekend, switched from your phone. The same fixture does both, so nobody climbs anything to change the mood.
Permanent installs happen in autumn. Under heavy pine the ideal day follows a gutter clearing, with the fascia washed and dry. Install days are booked in the order people ring, which means whoever phones before the pines drop their heaviest load has the widest choice.
Seasonal Christmas lights in Orion Township: the lease option.
Leasing is the December-only answer, and on a house you may sell soon it can be the better one. We own the commercial C9 strands, cut them to the length of your eaves and gables, and hang them in November. Every strand rides on clips, so no shingle or gutter lip takes a staple or a nail. Anything that goes dark mid-season gets repaired, and in January the whole display comes down and goes into our storage. Under pines, book a gutter clearing before the hang. Wreath and garland add-ons are designed and quoted alongside it.
$18–32 per foot with a $595 minimum, which on a typical 120–250 ft Orion Township roofline is $2,200–$8,000 a year. At these prices a permanent channel costs about what one season of leasing costs, and from the second December on it is paid for. If you want the December-only look, or you may move within a year, the lease is the right call and we will say so.

Things Orion Township homeowners ask first.
Will pine needles bury permanent lights?
No, because the lights are not where the needles go. Needles collect inside the gutter trough and in roof valleys. The channel fastens to the fascia or tucks under the drip edge, never inside the trough, so needle mats collect in the gutter above it rather than on the lights. Keep clearing the gutters as you already do; there is nothing to unclip first.
What does permanent lighting cost on an Orion Township two-story?
Figure 120–180 ft for a two-story colonial in the wooded subs, which works out near $2,600–$6,100 at $22–34 per lit foot, with no second bill. A colonial with a side-entry or three-car garage runs 150–250 ft, near $3,300–$8,500. A lakefront rebuild measured on the road side only runs 150–250 ft, near $3,300–$8,500. Load a street shot of your place into LightCast and it tightens the spread to your real eave length and peak count.
Can you install on a tight lake lot?
Yes. Where the house nearly fills the parcel, the crew sets ladders from whichever side has room, the road or the water. Because the channel stays up, that access puzzle is solved one time. If you want the water-facing roofline lit as well, it is measured from its own photo, priced on the same rule, and run as its own zone.
Does our lake association or subdivision need to approve it?
Plenty of Orion Township lakefronts answer to a lake association, and the newer Baldwin corridor subdivisions tend to have an HOA, so read your own association's architectural guidelines first. Boards mostly raise two points, the daytime look and whether the roof gets drilled. The answers: a slim aluminum channel colored to your trim, fastened at the fascia, with no fastener through a shingle. We can send the product details to pass along.
Our fascia has brown streaks from the pines. Does that matter?
The streaks are cosmetic, but the wood behind them is worth a look, and the board is worth cleaning first since the channel sits right on it. Our crews wash siding and clear gutters across Oakland County, so ask about it when you book. Where needle mats have held water against wooden fascia, we check the wood on site and choose fasteners for what is actually there before anything is ordered.

Permanent lights on new construction homes
The install comes after the house is finished. The decisions that make it easy come months earlier, while the builder is still asking you to pick colors. Michigan homesCan permanent lights be installed on gutters?
The gutter is a moving, pitched, ice-filled trough. The board behind it is what holds a permanent channel, and whether it can depends on what that board is made of and how sound it is.Every guide is on the permanent lighting guides page.
