The Rochester roofline

Permanent lighting on a Rochester historic two-story: what we are working with.

The streets within a short walk of downtown carry homes from the 1890s through the 1920s, with wood fascia, deep eaves and rooflines that break into short segments and porches. Track suits that geometry, because a rigid channel can be cut to each short run and cornered cleanly, but the first question on a pre-war house is whether the original fascia can take a mount at all. We look before we quote. Where the wood is sound the channel fastens to it or to the drip edge; where it should be left alone we tell you so and offer the seasonal lease instead.

The newer colonials on the north and east edges of the city are the opposite job: longer level eaves, a front gable and a garage, one zone and fewer cuts. Either way nothing is driven through a shingle, and either way the roofline comes on at dusk on its own from the first week you want it.

Why permanent, in Rochester

Why Rochester homeowners go permanent.

Commercial RGBW LEDs in a low-profile aluminum channel on the fascia, never through a shingle. Phone control, schedules, zones, rated for Michigan winters, with a warranty on the track and the diodes.

On from the first cold week

Downtown Rochester makes a lot of the season. A permanent roofline only needs its schedule set, so you are lit the night you choose, every year, with no date to chase.

A straight answer on old trim

Century-old fascia gets inspected before it gets quoted. If it can carry a track we say so. If it cannot, the leased seasonal display is the right call and we say that too.

Short runs, cornered cleanly

Historic rooflines break into porches, bays and returns. The channel is cut to each segment and mitered at the corners, which is where strings sag and track does not.

Permanent track is an autumn install. The calendar fills in order, so callers in the autumn window choose their date and the rest choose from what is left.

Option two

Seasonal Christmas lights in Rochester: the lease option.

On a house where the trim should stay untouched, or for a family that only wants December, a C9 lease fits: we own the commercial lights, hang them in November, repair anything that fails in season, take them down in January and store them. Wreaths and garland are priced with the design.

$18–32 per foot with a $595 minimum, which on a typical 60–180 ft Rochester roofline is $1,100–$5,800 a year. At these prices a permanent channel costs about what one season of leasing costs, and from the second December on it is paid for. If you want the December-only look, or you may move within a year, the lease is the right call and we will say so.

The seasonal service is described in full in our Christmas light installation guide for Rochester on macombpowerwashing.com.

Rochester questions

Things Rochester homeowners ask first.

Can permanent Christmas lights go on a century-old Rochester house?

Often, and sometimes not. We hang the channel on that old fascia, or close beneath its drip edge, so it depends on whether that original wood can take a fastener without harm. We inspect and tell you plainly. If the answer is no, a leased C9 display attaches with clips and leaves the trim alone.

What does permanent lighting cost in Rochester?

$22–34 per lit foot, once. A ranch at 60–80 ft runs about $1,300–$2,700; a smaller two-story at 100–150 ft roughly $2,200–$5,100; a two-story colonial at 120–180 ft about $2,600–$6,100. Historic detail work with more corners sits toward the top of the band.

Is Rochester's historic district a problem for a permanent fixture?

Ask the district before you book if your street falls inside it. Most questions come down to whether the fixture is reversible and what it looks like in daylight; the channel is low-profile, mounts to the trim rather than the roof, and we will give you the details to submit.

Can I run warm white after the holidays?

That is the whole idea. The same channel that runs red and green for December runs warm white for the rest of the winter, or switches off at the hour you pick. It is all from your phone, on a schedule, with nothing to take down.
