Permanent Christmas lights in Bloomfield Hills.
On a typical 120–400 ft Bloomfield Hills front, permanent lights run about $2,600–$13,600 once, priced at $22–34 per lit foot. The brief here rarely changes: make the house glow, keep it dignified and leave no trace of the work.

Permanent lighting on a Bloomfield Hills estate: what we are working with.
Bloomfield Hills is an exercise in restraint executed on hard materials. Slate and copper above, stone and brick below, grounds laid out by landscape architects. The lighting that belongs here traces the architecture rather than decorating it: eaves, gables and the portico roofline in warm white, and nothing that argues with the house. A low-profile channel does exactly that, and in daylight against stone it sits in the eave shadow where almost nobody finds it.
The mounting rules here are fixed: fasteners into fascia and drip edge only, no feet on slate or tile, no steel on copper. Because the fixture never comes down there is no takedown crew to host, no January damage to reconcile against photographs, and the design conversation happens once. Full color is there for the one evening a year someone wants it, and gone the next.
Why Bloomfield Hills homeowners go permanent.
Commercial RGBW LEDs in a low-profile aluminum channel on the fascia, never through a shingle. Phone control, schedules, zones, rated for Michigan winters, with a warranty on the track and the diodes.
Restraint, built in
Warm white on a dusk schedule reads as the house glowing. The color options exist for the night you want them and never have to be seen otherwise.
No crew in December
One scheduled autumn visit. After that nobody arrives with a ladder while you are lighting the house for a gathering.
Irreplaceable materials untouched
The channel lives at the fascia. Slate, tile and copper are not part of the attachment and never carry a fastener or a boot.
Permanent installs are scheduled in the autumn, planned around the household's calendar. Callers in the autumn window choose their dates.
Seasonal Christmas lights in Bloomfield Hills: the lease option.
Where a family wants December only, the lease follows the same warm-white brief: we own the commercial C9 lights, design to the architecture, hang in November, repair in season, remove in January and store. Wreaths and garland are priced with the design.
$18–32 per foot with a $595 minimum, which on a typical 120–400 ft Bloomfield Hills roofline is $2,200–$12,800 a year. At these prices a permanent channel costs about what one season of leasing costs, and from the second December on it is paid for. If you want the December-only look, or you may move within a year, the lease is the right call and we will say so.
The seasonal service is described in full in our Christmas light installation guide for Bloomfield Hills on macombpowerwashing.com.

Garage doors give the most accurate number; a 3 ft door or window is a smaller ruler, so the range is looser.

Things Bloomfield Hills homeowners ask first.
Can it be quiet rather than showy?
That is the Bloomfield Hills default and permanent track suits it: warm white tracing the eaves, gables and portico roofline on a schedule you set. The design comes with the estimate, and we will make the case for restraint where an elevation looks better with fewer lines on it.
What does a permanent install cost on a Bloomfield Hills estate?
$22–34 per lit foot, once, measured per elevation. A large two-story with wings at 250–400 ft runs about $5,500–$13,600; a colonial with a side-entry or three-car garage at 150–250 ft about $3,300–$8,500. Larger elevations are measured from their own photos and priced on the same rule.
What happens if a section fails?
Track and diodes carry a warranty, and the system is zoned, so a failed run is identified without touching the rest of the elevation. Nothing has to come down and the property is never restored from a display; it simply keeps it.
Who is on the property, and how is the work vetted?
The crews are Justin Dillard's and Landen Glefke's, the same crews that clean roofs, gutters and siding across Macomb and Oakland County all year. Certificates for $2M general liability and workers' comp arrive before the first ladder, and the mounting method is agreed in the design before anyone climbs.
