Permanent Christmas lights in Novi.

On a typical 100–250 ft Novi front, permanent lights run about $2,200–$8,500 once, priced at $22–34 per lit foot. Novi was built in one long boom: sub after sub of vinyl two-stories with brick fronts, aluminum fascia and often an association.

The Novi roofline

Permanent lighting on a Novi brick-front two-story: what we are working with.

The subdivisions that went up here from the 1980s through the 2000s repeat themselves on purpose. Walk a Novi street and the same few plans come around again: a second-story eave running the width of the house, a gable over the entry or the garage, and an attached garage pulling the line out to one corner. For permanent track that repetition is good news. The layout is usually a single zone, each peak costing two angled cuts where it meets the ridge, the power supply location is decided on site, and LightCast reads the eave length and counts the peaks from a photo taken at the curb.

Materials split front and back. The brick face carries the street view, and the channel above it hides in the band of shade the overhang throws, reading as one more piece of trim. Around the sides the vinyl and the aluminum fascia take over, so we match the channel to the fascia color rather than to the siding. Two newer details are worth knowing before install day. Trees planted with these subs now reach shading size and can sit close to the eave, and most lots carry in-ground irrigation, so mark any sprinkler heads in the beds below the roofline before the visit.

Why permanent, in Novi

Why Novi homeowners go permanent.

Commercial RGBW LEDs in a low-profile aluminum channel on the fascia, never through a shingle. Phone control, schedules, zones, rated for Michigan winters, with a warranty on the track and the diodes.

A daylight look that reads as trim

Much of Novi answers to an association with exterior standards, so check your association's architectural guidelines first. A low-profile channel colored to the fascia looks like trim at noon, and it mounts to the fascia with nothing fastened through a shingle.

The upper eave, climbed one time

A second-story eave above a brick front is the hardest line on the house to string by hand each winter. We fit the channel during a single autumn visit, and nobody climbs to that eave for lighting again.

School colors from the same fixture

Several school districts meet inside Novi's borders. Warm white carries the ordinary evenings, and on a game night your district's colors are a setting on your phone rather than a second set of bulbs.

Permanent track is an autumn install. Novi dates are handed out first come, first served, so an early call in the autumn window gets you the day you want.

Option two

Seasonal Christmas lights in Novi: the lease option.

A December-only look is a C9 lease, and on some Novi houses it is the better fit. The lights stay ours: we plan the display and cut every run to the length of your eaves. In November we mount it using clips that protect your shingles and gutters (never staples, never nails), and we come back for any dark bulb during the season. In January the crew lowers the whole display and it goes back on our shelves. Wreaths and garland can join the design at a price quoted with it.

$18–32 per foot with a $595 minimum, which on a typical 100–250 ft Novi roofline is $1,800–$8,000 a year. At these prices a permanent channel costs about what one season of leasing costs, and from the second December on it is paid for. If you want the December-only look, or you may move within a year, the lease is the right call and we will say so.

The seasonal service is described in full on the Christmas light installation page at macombpowerwashing.com.

Novi questions

Things Novi homeowners ask first.

What does a permanent roofline cost on a Novi two-story?

A two-story colonial in Novi shows 120–180 ft of roofline to the street. Priced at $22–34 per lit foot, that 120–180 ft run comes to roughly $2,600–$6,100, a one-time cost with no bill the next winter. For a smaller two-story, whose front roofline runs 100–150 ft, expect about $2,200–$5,100; for a colonial with a side-entry or three-car garage, whose front roofline runs 150–250 ft, expect about $3,300–$8,500. LightCast gives you your own footage and peak count from one street photo.

Our subdivision association reviews exterior changes. What will they want to see?

Every board runs its own process, so read the association's architectural guidelines, or ask the management company, before booking. Have three details ready: how it looks in daylight, how it attaches, and what color it is. Here that means a slim channel fastened to the fascia, colored to match it, with no hole in any shingle. Ask us and the product details come to you by email, ready to forward to the board.

The house next door is the same floor plan. Will our numbers match?

Often they land close, because the plans in a Novi sub repeat. A flipped garage, an extra gable or a different elevation option still moves the footage, so every house gets its own measurement and its own price, and the length is confirmed at the house before anything is ordered.

Our garage faces the side, not the street. What do I tap for scale?

Use the front door, or any front window, as your ruler. LightCast treats either as three feet wide, and the tool converts the rest of the front to linear feet from it. Should the automatic outline skip a stretch of eave, switch to manual mode and trace it with your own taps.
