The Commerce Township roofline

Permanent lighting on a Commerce Township subdivision two-story: what we are working with.

Much of the township lives in the subdivisions off Union Lake Road, Commerce Road and Wixom Road that followed the M-5 extension. They are vinyl two-stories with brick fronts on graded lots, now twenty to thirty years old, and they share a layout: one long second-story eave, a gable over the entry, the garage carrying the line to a corner, and a power supply whose spot is worked out at the house. By day the channel sits in the overhang's shade above the brick. These lots were built with in-ground irrigation, so the crew sets its ladders clear of the sprinkler heads.

The shorelines are different work. Many lake houses began as cottages, were winterized, then took on additions over the decades, so one front can carry three building eras and an eave that steps wherever new meets old. Each step is a cut and a corner in the channel, which is why LightCast counts the peaks from your photo and we confirm the stepped sections on site before anything is ordered. Rebuilt lakefront customs, some with cedar accents where the lots are wooded near the Huron River, take the channel on the fascia and never on the cedar.

Why permanent, in Commerce Township

Why Commerce Township homeowners go permanent.

Commercial RGBW LEDs in a low-profile aluminum channel on the fascia, never through a shingle. Phone control, schedules, zones, rated for Michigan winters, with a warranty on the track and the diodes.

One line across three eras

A cottage added onto twice has an eave that changes height at every seam. The channel is cut to each section and turned at each corner, so the outline reads as one house.

The upper eave, off the list

On an M-5 two-story the hardest stretch is the second-story eave above the brick. The channel goes on there in one autumn visit, and nobody climbs that high for lights again.

Lit for lake season too

Owners here bought for the summers on the water. The fixture that runs red and green in December runs soft warm white on a July evening, seen from the dock, with nothing to hang.

Permanent track is an autumn install. In Commerce Township the dates go to whoever books first, so calling early in the autumn lets you choose your date.

Option two

Seasonal Christmas lights in Commerce Township: the lease option.

A December-only look is the C9 lease. The lights stay ours: runs are cut to your eaves and hung in November on clips chosen to protect shingles and gutters, never staples or nails. We fix outages all season and in January bring it down for storage. Wreaths or garland join the same quote.

$18–32 per foot with a $595 minimum, which on a typical 120–250 ft Commerce Township roofline is $2,200–$8,000 a year. At these prices a permanent channel costs about what one season of leasing costs, and from the second December on it is paid for. If you want the December-only look, or you may move within a year, the lease is the right call and we will say so.

The seasonal service is described in full on the Christmas light installation page at macombpowerwashing.com.

Commerce Township questions

Things Commerce Township homeowners ask first.

What does permanent lighting cost on a Commerce Township subdivision two-story?

A typical M-5 era two-story is a two-story colonial, and its street side measures 120–180 ft. Priced at $22–34 per lit foot, that 120–180 ft run lands near $2,600–$6,100, paid once. A colonial with a side-entry or three-car garage at 150–250 ft comes to about $3,300–$8,500, and the street side of a lakefront home at 150–250 ft around $3,300–$8,500. One photo to LightCast measures your own eave and counts your peaks.

Our lake house has additions and the roofline steps up and down. Can the channel follow it?

Yes. Every change in height is a cut and a corner, and the channel is cut to each section so the outline stays continuous. A stepped roofline takes more corners than a plain eave, which puts it higher in the per-foot band, and we check each step at the house before anything is ordered.

We live in Lake Sherwood. Does the association need to approve it?

Lake Sherwood has its own association and the M-5 subdivisions keep exterior standards of their own, so read your architectural guidelines or ask the board before booking. Boards tend to look at the daytime look and the mount: a slim channel colored to the fascia, fastened to it or tight under the drip edge, with no hole in any shingle.

Should we light the side of the house that faces the lake?

It is worth pricing. The water side is seen from docks and from houses across the lake, and on a permanent install it is simply a second zone with its own schedule and colors. Photograph each side separately and LightCast prices each one, so you can choose one elevation or both.

Is a seasonal lease better for a small lake cottage?

Sometimes. An original lake cottage has a short roofline, and if you plan to sell within a few years, or the old trim should not carry a mount, the C9 lease can make more sense. One photo of the cottage into LightCast prices both options side by side. If you are staying, the permanent run is paid once.
